Epstein acquired a more modest island - the Little St James - originally in the late 1990s, but acquired the bigger Great St James in 2016 for approximately $22.5 million.
This visual evidence reveal he had drawn up development schemes to build upon the sprawling island by erecting residences, an open-air theater, an underwater office and a swimming pool.
Visible on the blueprint is Pillsbury Sound, a marine passage in the territory, indicated on the south-eastern section.
The architectural drawing is annotated in notations in red and contains a key detailing various parts of the land.
Accompanying the main plan are what seem to be nine other construction diagrams and construction drawings, featuring layouts for boat shelters.
